The location.
Our room was dirty and the en suite bathroom was mouldy and needed with a really good clean. The entire hotel needs to be refurbished. Everything is out of date and scruffy. In fact, the hotel was so disappointing that we cancelled the second night of our booking and stayed somewhere else.

Location was okay on edge of old city.
No reception 8.45pm - site said open until10.30pm (couldn't get in initially). Expected 'quaint' as was old monasty, but was disappointed with the hygiene appearence so didn't stay as intended - hopefully now rectified after my complaint to them.

1) There is no barrier around bath and the water spreads to the all floor when taking a bath. Impossible to walk in toilet&bathroom. 2) The window glasses are not fitted to the window frame properly and the buses move from the bus station in front of the hotel vibrate the window glass and causes a lot of noise. The window also cannot be closed completely since its lock system is broken. A lot of noise all night... till morning... We could not sleep...It was terrible... We informed the receptionist about these situations. We understand that hotel management knows the situation but do nothing...

The hotel and staff were very friendly at all times; the room was easily large enough for two adults to comfortably share, the bed was large and there were several other large antique pieces of furniture in the room, in keeping with the age and style of the hotel and yet the room still seemed spacious. The bathroom was small, but very clean and again quite comfortable for two adults to share, even the shower easily fitted two! The bed was very comfortable and there were extra sheets and pillows available. Breakfast was lovely with a good selection of cold meats, cheeses, fruit, breads and cereals as well as juices. The only downside was that the hot drinks were from a machine, but they were delicious. The decor was a little dated on the stairs, but the reception area was lovely complete with details such as Palio flags. The location was wonderful, only a five minute walk into the centre of the city, with a coupke of lovely restaurants and bars just across the piazza. We would certainly stay here again.
Everything was pretty much perfect.

I would not recommend this hotel at all. I thought that it was in a quiet location but it was on the busiest street in Siena. reception staff were the only positives about the place. The lift was broken when we arriuved and our room was on the top floor !! The carpet on the stairs is shabby and needs to be cleaned. The room wa sfair but the shower could have been cleaner. The breakfast was awful. Poor quality food and in short supply. On the final day only 6 yoghurts were put out when there were more than 6 guests. I heard a guest ask for yoghurt but was told that they only had 6.Not a good choice at all. There was a lovely b and B further down the street located back from the road. Will be my choice for my next visit to SIena

-frontdesk lady was very helpful. i liked that.
- very elementary level for 90 eur per day. but what do i know. - hotel is not very clean. i guess they did their job a bit harder putting carpets to hallways. room windows werent cleaned for a while aswell. - no air-con, but had a fan though, so that helped a bit. - biggest problem probably was that i had room windows towards the street and at one point it was impossible to sleep when the 6am street cleaning started - and it took a while ! then a couple of times an emergency went. so together with that had to stop trying to sleep. - room had the smallest shower-cabin i-ve seen. i dropped the soap and had to step out :) - breakfast was very elementary, but ok i guess it was almost ok. no tea though and was a bit humorous to find a XL coffee-machine down there. saw a very good looking lady to have a breakfast at the same time, so that helped. -checkout is 10, not 12. sometimes i like 12 better. i booked it and then read the reviews. the first one said - the worst hotel ive stayed ever" :). I thought omg. But to summarize - I wouldnt got that far to call it worst ever, but its certainly up there.But location is good, so it just needs an owner that cares (a lot more).

Fast wireless connection, convenient location, close to station and to Siena centro. Mini-fridge was a welcome addition.

Nothing but the price.
We booked a room for three, with the promise of our son, who is under 12, getting an extra bed for three. However, they tried to charge us an additional 30 euros per night. The carpets in the public areas and the rooms were old and filthy, and covered in nasty stains. Toilet smelt like a sewer, although it was clean.

Showers were not draining well, there was flooding on bathroom floor all the time, even when I changed rooms. Maids forgot to make room one day despite my asking specifically for a big clean-up (due to the flooding), extra towels (to wipe floor for next showers) and extra toilet paper. No staff around after 7PM. Answering machine says "stay on line, we will respond to you shortly" in evenings when obviously, no one can answer the calls because no staff there. So I doubt about the security.

We liked the location as it was close to the station by bus. It was a large comfortable room.
We did not know that we would have to walk up the stairs as the lift closed down in the evening. I have a very bad knee.
